Context: A new industrial city will be developed between Lucknow and Unnao in the X-Leeda area with the approval of Master Plan 2041.

- Covering a total area of 30,767.81 hectares, this planned industrial city aims to boost industrial activities across the Lucknow-Kanpur-Unnao corridor.
- To create a well-integrated urban ecosystem, 31.59% of the land will be utilized for industrial infrastructure, while 21.32% will cater to residential development.
- The industrial zone will be strategically located between National Highways NH-27 and NH-230.
- As part of the Master Plan 2041, the entire area will be divided into five distinct zones.
- Zone A will feature mixed-use development.
- Zone B is designated for residential projects.
- Zone C will focus on warehousing and logistics.
- Zone D, located near the Nawabganj Bird Sanctuary, mixed-use development will be undertaken by UPSIDA.
- Zone E, which borders the Ganga Expressway, will be developed as a hub for industry and warehousing.
- The city being developed between Lucknow and Unnao will be equipped with state-of-the-art infrastructure and modern amenities.
- According to a senior UPSIDA official, the project will heavily incorporate innovation and advanced technology throughout.
- The city will be equipped with modern facilities like:
- A smart grid system.
- Smart traffic management and sensors for traffic control.
- An online portal for city services and a mobile app for public feedback.
- As outlined in the Master Plan 2041, the entire region is set to become a hub for IT companies, alongside the development of warehousing and logistics centers.
- Dedicated space will be allocated for IT industries to create better employment opportunities for the local population.
- The area has been strategically planned to ensure strong connectivity, featuring access to both the Lucknow-Kanpur Expressway and the Ganga Expressway.
- The area includes 84 villages, with 45 villages from Lucknow and 39 villages from Unnao.
